Have you ever wondered how long will your new roof last?
Tile Roofs.
A tile roof can have a lifespan between 20 to 30 years and there are handmade barrel tiles that can last over 50 years. Tiles act as the first line of defense by reflecting the sun’s rays and protect the underlayment from exposure to the elements. The manner in which the barrel tiles are installed act as the waterproofing of the roof, whereas with regular tile roofs, the underlayment acts as the waterproofing. This is one of the most long lasting types of the roof.
Flat Roofs.
Depending on the roofing methods and materials used, the life expectancy of a flat roof can exceed 10 years in Florida. Thermoplastic olefin, more commonly referred to as TPO membrane, is a cost-effective and durable single-ply roofing system which is on the higher end of the lifespan. This flat roofing system is quickly growing in popularity and demand, in both residential and commercial markets, and has the greatest resistance to weather conditions in Florida.
Metal Roofs.
Metal roofs typically last 20 to 30 years and can withstand high winds and other severe weather conditions and offer a combination of a traditional style and great durability. This material is considered to be one of the most durable as it is resistant to fire and suffers minimal damage from direct impact without perforation. When you consider metal roofs in coastal areas, those that are not aluminum or copper will not last as long because the salt in the air may corrode metal.
Shingle Roofs.
Asphalt roofing shingles can last between 10 to 20 years and are considered to be cost-effective, durable and easy to maintain. While regular 3-tab asphalt roofing shingles can last 10 to 20 years, dimensional shingles offer more protection from wind and rain because of the double-bonded layer and can last between 20-30 years.
